Clear and Transparent
We offer a simple and transparent commission structure, allowing Fully Managed and Rent Managed landlords to spread the cost of our commission across the length of the tenancy. Our commission is deducted directly from the rental income, meaning landlords begin receiving income from their property as soon as the tenant moves in.
As members of The Property Ombudsman (TPO) for lettings, we adhere to TPO’s Codes of Practice. This government-approved independent redress scheme provides consumers with additional protection beyond legal requirements, giving our clients confidence that free and impartial support is available in the unlikely event of an unresolved dispute. We are members of the Client Money Protection (CMP) Scheme.

Once a prospective tenant passes all referencing checks, we will provide you with an added layer of security designed to safeguard your rental income and provide expert legal support in times of need.

- Arrears paid out until vacant possession & 75% rent paid after vacant possession for a maximum of 2 months

Tenants
Looking for a property to rent? At Greenfield, we’re here to make the process as streamlined as possible. Browse our wide selection of rental properties. When you find a property, you’re interested in, simply click “Book Viewing” and enter your contact details. One of our experienced lettings consultants will then get in touch to qualify you and arrange a convenient viewing appointment. During the viewing, they’ll guide you through the property and provide helpful information about the property and the local area.
Once you’ve registered with us, we’ll keep you informed about new properties that closely match your requirements as soon as they become available. Our friendly and knowledgeable team takes the time to understand your individual needs and will work closely with you to help you find the right home.
To avoid missing out on your ideal property, we recommend arranging viewings as early as possible. Our offices are open six days a week, Monday to Saturday, to accommodate your schedule and viewing needs.
Application progress
Once you have viewed a property and would like to proceed, simply let your lettings consultant know of your interest. Your offer will be discussed with the landlord and if agreed, you will be asked to pay a refundable holding deposit to reserve the property. This amount is equivalent to one week’s rent. We will then begin the referencing process.
Our referencing partner, Goodlord, will email you an online application form to complete, along with details of any supporting documentation required. As part of the process, several checks will be carried out to confirm your suitability as a tenant, including credit & Anti Money Laundering (AML) checks, employment references, and previous landlord references. Please note that all offers are subject to satisfactory references and contract.
You will also need to provide identification in the form of a valid passport. Original documents must be seen in person where possible as soon as possible, so you will need to visit of Lettings office with your passport so that we can verify and copy it. In addition, we require proof of your current address, such as a recent Council tax statement, bank statement, or utility bill, along with confirmation of your immigration status via a share code. Unfortunately, we are unable to proceed without these documents.
Your tenancy agreement will begin as an Assured Periodic Tenancy. Provided the terms of the tenancy have been adhered to and the landlord will continue the agreement, you will be able to remain in the property on a rolling basis. Our team will, of course, be happy to guide you through the process and answer any questions you may have along the way.
Renters Rights Reform – Information for Tenants
The Renters’ Rights Reform introduces significant changes to the private rental sector, designed to provide tenants with greater security, transparency, and protection throughout their tenancy.
The reforms affect areas including tenancy agreements, notice periods, rent increases, property standards, and landlord responsibilities. Tenants will benefit from clearer rights, improved housing standards, and stronger protections against unfair practices.
As legislation and guidance continue to develop, we are committed to keeping our tenants informed and supported throughout any changes that may affect their tenancy.

Check in process
At the landlord’s instruction, we can arrange for an independent inventory clerk to prepare a detailed inventory report for your property. This is completed by an independent inventory company, who will prepare a detailed written and photographic report documenting the condition and contents of the property.
You will normally receive a copy of the inventory within 3-5 working days of your check-in date and will then have seven days to review the report and notify the inventory company of any amendments or discrepancies you may identify.
Unless otherwise stated, all rental payments exclude utility charges. Tenants are therefore responsible for arranging and paying for services such as gas, electricity, and water throughout the tenancy. Meter readings will be recorded in the check-in report, and we recommend contacting the relevant utility providers as soon as possible to ensure accounts are transferred into your name correctly.
The property will also be subject to council tax. At the start of your tenancy, you will need to notify the local authority by telephone or email, providing the names of all tenants and the tenancy start date. The council will then calculate your council tax liability, which will be your responsibility to pay directly.
Point of Contact – Letting Services
Let Only Service
Under our Let Only Service, the landlord manages the tenancy directly following the start of the tenancy, including all ongoing communication and rent collection. Greenfield will collect the first month’s rent only.
The landlord’s contact details can be found within the Assured Periodic Tenancy Agreement. Greenfield will provide the Landlords bank details for you to set up your standing order. This must be set to the agreed rent due date stated within your tenancy contract.
Rent Management Service
Under our Rent Management Service, the landlord remains responsible for managing the tenancy directly, while Greenfield continues to collect the rent on the landlord’s behalf throughout the tenancy.
The landlord’s contact details will be provided within the Assured Periodic Tenancy Agreement.
Fully Managed Service
Where the landlord has instructed Greenfield under our Fully Managed Service, Greenfield will be your main point of contact throughout the tenancy.
Once you move into the property, you will be assigned a dedicated Property Manager who will provide their direct contact details in a welcome email. Any maintenance issues or tenancy-related queries should be directed to your Property Manager.
Greenfield will confirm the level of service your landlord has selected. For properties operating under the Let Only or Rent Management Service, the landlord’s telephone number and email address will be detailed within your Assured Periodic Tenancy Agreement, ensuring you have the correct contact information should you need to reach them directly during your tenancy.
