RENT PAYMENTS - The rent is due to be paid in full no later than the agreed rent due date and as stated on the tenancy agreement. UTILITY BILLS - The utility bills are to be paid in full as stated on the tenancy agreement.
SECURITY DEPOSIT - The security deposit will be capped at no more than five weeks rent where the annual rent is less than £50,000, or six weeks rent where the total annual rent is £50,000 or above.
HOLDING FEE - Once a landlord has accepted your offer (subject to referencing and contracts) we will ask you to pay a refundable holding fee to reserve a property, the sum of which will be equivalent to one weeks rent.
CHANGES TO THE TENANCY AGREEMENT - If you request changes to be made to the tenancy agreement that are agreed by the landlord there may be a charge of £50, or reasonable costs incurred if higher.
LATE PAYMENT OF RENT- Interest will be charged at a maximum of the Bank of Englands base rate +3% if a rent payment is more than 14 days overdue for each day the payment is outstanding.
LOST KEYS / SECURITY DEVICE - Lost keys or equivalent security devices will be charged to the tenant who is responsible for covering the reasonable cost of their replacement.
EARLY SURRENDER OF THE TENANCY AT THE TENANTS REQUEST - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord's costs in surrendering the tenancy and re-letting the property.
